Cannot update content pages or terms and condition

Has anyone else had the issue of time-out when trying to update a content page, or when trying to update the "terms and conditions" form on the checkout settings page?
I have some updates that I really need to do and have been having this issue for about 2 months now. It does not matter which browser I use, it's the same everywhere.

I type in my update and hit "update" and it just spins endlessly without ever connecting. Same exact thing with the "terms and conditions" section in checkout.

?? I'm getting really worried about this.
